If, during the first 15 days, you discover defects that went unnoticed, inform the property management company without delay, in writing, especially if you notice:

- a faulty appliance;
- a socket that does not work;

- a malfunction that was not recorded during the inventory.

- badges;
- remote controls;

- mailbox keys;
- any manuals for installed appliances.
The lease is signed at the property management company’s offices. This is an opportunity to get to know each other and discuss the content of the lease. The property manager answers your questions so that you are properly informed.
The building regulations and respect for neighbors must be observed.
These will be read during the inspection and recorded in the inventory that you will sign.
It generally corresponds to three months’ gross rent for residential properties and six months’ gross rent for commercial premises, unless otherwise provided.

The contract specifies the items included:

- advance payments for charges, including heating, hot water and ancillary costs

You are generally responsible for damage that goes beyond normal wear and tear.

Generally, heating/hot water charges and other ancillary costs are not included in the rent. The tenant pays advance payments for charges, and an annual statement is then prepared.
Normal wear and tear refers to natural deterioration over time, provided the accommodation has been used with care. Examples include yellowed paint, paint slightly faded by UV light, or color differences showing the outlines of pictures that were previously hung. This is not the tenant’s responsibility.
Rent is payable monthly, in advance, on the 1st of each month. For example, the rent for June must be paid no later than June 1st.
